The Stillwater Community Development District is a local, special-purpose government entity authorized by Chapter 190 of the Florida Statutes as amended, and established on October 21, 2021 by the St. Johns County Board of County Commissioners, Ordinance No. 2020-49, as an alternative method of planning, acquiring, operating and maintaining community-wide improvements in planned communities.
The Stillwater CDD encompasses an area of approximately 728.28 acres and is wholly within the boundaries of St. Johns County, Florida. The District is primarily bound on the south by County Road 210 (County Road 244 East), bound on the west by future Veterans Parkway, bound on the north by an existing JEA Easement and Creekside High School, and bound on the east by existing wetlands and the Cimarrone Development.
A Community Development District (CDD) provides the 'solution' to Florida's need to provide valuable community infrastructure generated by growth, ultimately without overburdening other governments and their taxpaying residents. CDDs represent a major advancement in Florida's effort to manage its growth effectively and efficiently. This allows a community to establish higher construction standards, meanwhile providing a long-term solution to the operation and maintenance of the community's facilities.
